Property Manager tips during the rain…
The epic storms in Los Angeles this week bring great challenges to our city that isn’t used to more than a very short dusting of rain. Many of us don’t know how to drive on wet roads, some of us can’t find our umbrella collections, and many of us face challenges on whether we should simply stay home and enjoy some tea instead of going out and facing the cold and damp world.
I like Weather Underground for weather forecasting by the Weather Channel site and our local NBC radar are also excellent sources.
Of course, when you are on call for any number of properties there are other things to be concerned about. As I’m thinking about the week ahead this is what I’ve done to prepare:
1) Call my roofer Martin and make sure he’s in the area. Also call Gregorio our landscaper to make sure he can handle any downed trees or limbs. If not, find out who can help if needed
2) Do a quick check of each property to look for major issues with backed up storm drains, loose foliage, trees that might need pruning, and other issues that may be exacerbated in bad weather. Also check that all doors and fences are closed properly and any BBQ units, equipment and pool supplies are stowed properly
3) Close the lids on all trash cans to keep water from pooling
4) Double check that my toolkit is ready with Henry’s tar, ponchos, brooms, shovels and several blue tarps with rope in case we need an emergency repair
4) Adjust any lawn sprinkler timers for rain delays
5) Check all current signage for exposed papers and remove or cover them
6) Put up the roof of my convertible!
7) Verify that the Street Services folks have sandbags available at the yard on San Fernando road (call 311 to get connected)
Once it starts raining the traffic at our office generally dies down considerably as people simply slow down their pace and stay indoors when the weather is bad. It’s a great time to handle the Important but not Urgent tasks like filing, double checking accounting papers and updating websites (like I’m doing now!). Be ready to act almost instantly when a tenant calls reporting a water leak or other problem.
